If you are skipping the February 2026 Build-To-Order (BTO) exercise, June may be the one worth waiting for. The upcoming sales launch is shaping up to be one of the most closely watched exercises of the year, led by a long-anticipated return of new public housing to Upper Thomson.
For the first time in over four decades, fresh flats will be introduced in the Lakeview and Shunfu areas. This marks a significant milestone for a mature estate better known for its private housing and established amenities. For many buyers hoping to live near family in central towns, the June launch could present a rare opportunity.
Upper Thomson’s Renewal Story
The upcoming projects are part of a broader effort to rejuvenate mature neighbourhoods while keeping them accessible to a mix of households. By introducing new flats in Lakeview and Shunfu, planners aim to support families who want to stay close to relatives in nearby towns such as Toa Payoh, Bishan, and Ang Mo Kio.
The focus is not only on adding supply, but also on strengthening the overall living environment. New amenities, improved infrastructure, and better connectivity are intended to benefit both incoming residents and existing households. Rather than stand-alone developments, these projects form part of a longer-term strategy to refresh older estates while maintaining vibrancy and community ties.
The Headline Launch: Lakeview
The first and largest project expected in June will be located along Upper Thomson Road, beside Lakeview Estate. One of its biggest draws is connectivity: the site is about a five-minute walk from Marymount MRT station on the Circle Line, offering direct access to key employment and commercial hubs.
The development will feature five residential blocks ranging from 18 to 40 storeys. Taller blocks are planned further away from nearby landed homes to integrate more sensitively into the surrounding environment.
The flat mix is expected to include approximately 470 two-room flexi flats and 740 four-room flats, along with about 50 public rental units integrated within two blocks. Construction is projected to begin in the second quarter of 2026, though the official waiting time has yet to be announced.
Amenities and Lifestyle Appeal
Beyond housing, the Lakeview project is designed with convenience in mind. Planned facilities include an eatery, bakery, mini-mart, clinic, hair salon, childcare centre, and a residents’ network centre. These additions aim to ensure that daily essentials are within easy reach.
Design considerations also emphasise lifestyle. Some units are expected to enjoy views toward MacRitchie Reservoir, while covered linkways will connect residents to nearby bus stops for sheltered access to public transport. Adjustments to the existing park connector along Upper Thomson Road are also planned to improve connectivity to MacRitchie Reservoir, supporting outdoor activities such as walking and cycling.
Two More Projects in the Pipeline
Beyond Lakeview, two additional BTO projects are slated for the Upper Thomson area within the next two years. Together, they will add around 420 flats, comprising about 130 three-room units and 290 four-room units. One site will sit adjacent to the Lakeview project, while the other will be located across the road in Shunfu.
Shared facilities such as playgrounds and fitness stations are expected to encourage interaction across age groups, reinforcing community bonds within the estate.
Classification and Demand Expectations
Given the central location and MRT proximity, demand is widely expected to be strong. However, there is ongoing discussion about whether these projects will fall under the Prime or Plus classification.
Both classifications currently come with a 10-year minimum occupation period. Prime flats typically involve a higher subsidy clawback upon resale, reflecting greater upfront subsidies. While some observers argue that the proximity to Marymount MRT supports a Prime label, others believe a Plus classification is more likely due to the projects’ distance from Bishan town centre and relatively moderate surrounding amenities.
Another Potential Highlight: Ang Mo Kio
June or October 2026 could also see the launch of a new BTO project in Ang Mo Kio Avenue 2, on the former Kebun Baru Primary School site. The project is expected to comprise about 485 units and is located roughly one kilometre from Mayflower MRT station on the Thomson–East Coast Line. Completion is targeted for the first quarter of 2030.
Recent Ang Mo Kio launches have seen mixed demand patterns, with location and classification playing a key role in buyer interest. The upcoming project is generally viewed as better positioned in terms of proximity to schools, a hawker centre, and a supermarket, though classification details will ultimately influence its appeal.
The Bigger Supply Picture for 2026
Stepping back, 2026 is set to deliver a substantial pipeline of public housing. Around 19,600 BTO flats are expected to be launched throughout the year. In February alone, buyers will see 4,692 new units across several towns, along with more than 4,300 balance flats from previous exercises. Approximately 1,300 flats will also feature waiting times of under three years.
